FRS 102: accounting for investment property – tips and advice

In part ten of our exclusive new UK GAAP series, Helen Lloyd FCA assesses the latest GAAP rules for accounting for property investments with a specific focus on those applying to section 16 of FRS 102

This article covers the accounting requirements from section 16 for investment property. The equivalent standard in old UK GAAP was SSAP 19, and in IFRS is IAS 40.

The only properties in the scope of section 16 are investments in land or buildings that meet the definition of investment property (see below) and some property interests held by a lessee under an operating lease that are treated like investment property where fair value can be measured reliably without undue cost or effort on an ongoing basis.
