Taxation for landlords: the cash basis

Plans to move landlords onto the cash basis have been put on hold due to the recent general election but are likely to make it into the second Finance Bill in autumn. Stephen Relf ACA CTA, tax writer at Wolters Kluwer, considers the implications of the cash basis for landlords

Last summer, the government set out its plans to move landlords onto the cash basis and in March, draft legislation putting this onto a statutory footing was published; but then a snap election was called and the measure did not make it onto the statute book before parliament was dissolved.

So what now? The likelihood is that the legislation will make it into a second Finance Bill later this year and in writing this article I have assumed that this will be the case. If this is correct, the cash basis will apply from 6 April 2017, ie, for the current tax year.
